The problem with off market listings.
As we navigate throughout the ever shifting landscape of this unprecedented pandemic businesses across all industries have had to adapt and change to some degree or another with no exception to Real Estate. What we’ve seen over the last few months is a significant digital shift from the way real estate agents meet new clients right through to transacting. Auctions have now moved to a digital space with virtual auction rooms and some open homes conducted via face time apps. Whilst Real Estate has been heading in a digital direction, what would have taken a few years has happened in a few months with both agents and consumers finding things more efficient and streamlined. On such an emotional commitment, its hard to say whether Real Estate could ever go completely digital with buyers wanting to physical inspect these properties.
What we have also seen is a growing number of agents promoting ‘off market’ listings with a sign out the front and some social campaigns by the use of Facebook. This alone begs to question, is the property really off market or is it ‘on the market’ with a very poor and under-invested campaign.
What ever the method of selling is, the two undeniable factors that contribute to higher sales results are a strong marketing campaign that generates competition and the agents ability to negotiate. Put simply, the more buyers that see your property, the more opportunities an agent will have to negotiate.
Whilst we understand owners feel a bit uneasy of the thought of having large numbers of buyers walking through the property, we now have very strict processes in place from face-time appointments and personal inspections and very strict hygiene policies.
